January has been a record breaking month for us. December was almost certainly leading up to this with many local home owners looking to ready themselves for the beginning of the year, when instructing an agent like ours to help sell their property. Clear Property launched into 2016, taking full advantage of this busy buoyant market, offering their sellers an exclusive money saving campaign. Making the month a complete success which has led to an extension of this offer until the end of February.
Seller and buyer confidence is stronger than in recent years, and we are starting to see movement in the market which is immensely positive. The ethos of Clear Property and the way in which we offer our customers a personable, professional and honest service is leading to many recommendations and our company is going from strength to strength which is absolutely brilliant.
It is not just the sales team that beam with pride, our lettings department has also seen a flurry of vibrant activity with many new landlords and lots of instructions. The implication of Aprils rise in stamp duty has led to new investors buying in time to avoid the increase in rates. Designed to help ease the national housing shortage, anyone purchasing a second property paying an additional 3% stamp duty from April 1st. Clear feels confident that for now the investor market will remain strong, another positive aspect is that as the current rules apply investors can in fact offset this additional stamp duty, along with other purchase costs, against an investors capital gains bill at the end of their financial year.
Our office is busy, our staff passionate and we are enjoying the faster paced market.
