Exeter in Focus… Heavitree

Today we are writing about the respectful suburb of Heavitree, in Exeter. A suburb enjoyed by many families and working professionals, with a fantastic community and close to the City of Exeter.

Heavitree offers a diverse range of properties, from substantial Victorian terraced family homes in Mont Le Grand to perfectly positioned apartments that are ideal for first time buyers along Fore Street. There are also many terraced student properties ideal for investors, close to Pinhoe Road, plus many supported housing units for the older generation along Butts Road.

This diversity is the reason why so many residents love living in Heavitree, it has a lot to offer.

Heavitree is well located, with easy access to the City Centre, about two miles away, which for many can be enjoyed on foot. It is also convenient to drop onto the M5/A30/A380 trunk roads for commuters. There are many local amenities, with Fore Street full of wonderful shops, eateries, and independent boutique stores.

There are a selection of great pubs including The Royal Oak and Pig & Pickle Micro Pub. The schools at both Primary and Secondary education are well respected, as is the University of Exeter’s Medical School at St Luke’s Campus. Many employees of the RD&E hospital favour Heavitree with its proximity to the hospital. Heavitree Pleasure Grounds is one of Exeter’s favourite open spaces with excellent facilities and community events, including a 2k junior weekly parkrun on Sunday.

The Market in Heavitree

The property market for Exeter has remained strong over the last five years, with Heavitree enjoying a 24.2% increase in average sales price and 269 properties were sold. In the past 12 months however, this has slowed to 1.6% increase with 59 properties sold.

Interesting facts, backed up by Zoopla, Street Index, and Land registry show the market has changed over the last 12 months, with semi-detached properties reduced by -1.2%, while terraced properties have increased by 6.7% on average. However, looking at the last five years these values have increased with semi-detached properties by 18.2% and terraced by 27.9%, detached properties have also increased by 24.6% on average.
