Student Service

We offer both the TENANT FIND or FULLY MANAGED SERVICES for Student Landlords

The service fees and inventory fees are the same for these properties
Renewal for Student Landlords – only applies if ALL students are staying on for the next academic year

Tenant Find – £420.00 inc VAT per property

– Contract negotiations, amending and updating terms, rent review and arranging a further tenancy agreement

Fully Managed – £180.00 inc VAT per property

– Contract negotiations, amending and updating terms, rent review and arranging a further tenancy agreement

– Arranging any maintenance during the vacant period ready for the next year to commence

PLEASE NOTE with Tenant Find properties – if at least 1 student is leaving, the Landlord will be subject to a FULL tenant find fee

 

Residential Tenant Fees

These fees will be taken before a tenancy begins

  1. Administration Fee – £180.00 (inc VAT) per person over the age of 18

Referencing of the tenant(s) (Identity, financial Credit Checks, obtaining references from current or previous Landlords & employers and other information to assess affordability) as well as contract negotiation and arranging the tenancy agreement. Includes 50% cost for the preparation of inventory and schedule condition report

  1. Guarantor Fee – £40.00 (inc VAT) per Guarantor (if required)

Covering the Credit Referencing and preparing a Guarantor form as part of the tenancy agreement

  1. Deposit – Returnable security deposit of one months’ rent plus £200

This will be protected in a Government authorised scheme and may be returned at the end of the tenancy

  1. Pet DepositReturnable additional security deposit of £200

To cover the added risk of property damage. This will be protected with your security deposit in a government authorised scheme and may be returned at the end of the tenancy  

During the tenancy

Renewal Fee£60.00 (inc VAT) per property – Tenant’s share, Landlord also pays £60

Contract negotiations, amending and updating terms, and arranging a further tenancy agreement

End of the tenancy 

Check out Fee – £90.00 (inc VAT) per property – Tenants share, Landlords also pays £90

Attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the deposit(s) including instructing any cleaning or repairs as a result of the tenancy

Other fees & Charges 

Late/Incorrect Payment Fee£10.00 per payment

 

Student Tenant Fees

These fees will be taken before a tenancy begins

  1. Administration Fee – £100.00 (inc VAT) per student

Referencing of the tenant(s) (Identity, financial Credit Checks, obtaining references from current or previous Landlords & employers and other information to assess affordability) as well as contract negotiation and arranging the tenancy agreement. Includes 50% cost for the preparation of inventory and schedule condition report and referencing of the Guarantor

  1. Deposit- Returnable security deposit of £500.00 per student  

This will be protected in a Government authorised scheme and may be returned at the end of the tenancy

  1. Check out Fee£90.00 (inc VAT) per property

– This amount is split evenly between all tenants and deducted from each deposit at the end of the tenancy
– Attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the deposit(s) including instructing any cleaning or repairs as a result of the tenancy

Other fees & Charges 

Late/Incorrect Payment Fee  – £10.00 per payment

Landlords – Fully Managed

14% (inc VAT) of the monthly rental – deducted from the rent each month

SERVICE INCLUDES:

  • Advertising on all major websites (Rightmove, Zoopla and our own website) plus erecting a board
  • Referencing of the tenant(s) (Identity, financial Credit Checks, obtaining references from current or previous Landlords & employers and other information to assess affordability). Gathering referencing from a Guarantor if necessary
  • Contract negotiation and arranging the tenancy agreement
  • Collect and remit monthly rents received
  • Provide tenants with method of payment for future rents
  • Deduct any pre-tenancy invoices
  • Provide monthly statement of accounts
  • Advise and inform utility companies of tenancy changes
  • Undertake quarterly inspections of the property and provide inspection reports with photos
  • Arrange routine maintenance repairs and instruct approved contractors, releasing keys
  • Maintain the properties safety certificates
  • Ongoing queries from landlord and tenants during tenancy
  • Hold keys throughout the tenancy term

  1. Set Up Fee

£138.00 (inc VAT) per property

Arranging and carrying out the full move in procedure including advising them on how to use the properties utilities and where they can find essential items such as stop cock, boiler etc. The fee also includes arranging full sets of keys to all tenants

  1. Renewal Fee

£60.00 (inc VAT) per property – Landlord’s share, Tenants also pay £60.00 

Contract negotiations, amending and updating terms, rent review and arranging a further tenancy agreement

  1. Check out Fee

£90.00 (inc VAT) per property- Landlord’s share, Tenants also pay £90.00

– Negotiating the repayment of the deposit(s) including instructing any maintenance
