Agency Fees

At Clear Property, we always like to be open and up-front about our fees. If you have any questions about our fee structure, please don’t hesitate in contacting us.

 

Tenant Fees

Before You Move In:

Administration Fee – £180.00 (inc VAT) per person over the age of 18
Referencing of the tenant (identity, financial credit checks, obtaining references from current or previous landlords and employers and other information to assess affordability) as well as contract negotiation and arranging the Tenancy Agreement. Includes 50% of the cost for the preparation of inventory and schedule of condition report.

Guarantor Fee – £40.00 (inc VAT) per guarantor (if required)
Covering the credit referencing and preparing a guarantor form as part of the Tenancy Agreement.

Deposit – Returnable Security Deposit of one months rent + £200.00
This will be protected in a Government authorised scheme and may be returned at the the end of the tenancy.

Pet Deposit – Returnable additional security Deposit of £200.00
To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the the end of the tenancy.

During Your Tenancy:

Renewal Fee – £60.00 (inc VAT) per property (tenants share)
Contract negotiation, amending and updating terms and arranging a futher tenancy agreement.

Ending Your Tenancy:

Check Out fee – £90.00 (inc VAT) per property (tenants share)
Attending the property to undertake an updated Schedule of Conditon based on the original inventory and negotiating the repayment of the deposit(s)

Other Fees & Charges:

Late/ incorrect payment fee – £10.00 per payment
Contract negotiation, amending and updating terms and arranging a futher tenancy agreement.

Landlords – Fully Managed

Fully Managed – 12% (inc VAT)

  • Advertising the property on our website and all other major property portals and erection of board
  • Referencing of the tenant(s) (identity, financial credit checks, obtaining references from current or previous landlords and employers and other information to assess affordability)
  • Contract negotiation and arranging the Tenancy Agreement
  • Collect and remit monthly rents received
  • Provide tenant with method of payment for future rents
  • Deduct any pre-tenancy invoices
  • Provide monthly statement of accounts
  • Advise and inform utility companies of tenancy changes
  • Undertake intial interim and subsequent quarterly inspections of the property and provide inspection reports
  • Arrange routine maintenance repairs and instruct approved contractors
  • Maintain the properties safety certificates
  • Ongoing queries from landlord and tenants during tenancy
  • Hold keys throughout the tenancy term

Additional non optional fees for managed service

Inventory & schedule of condition report – From £50.00 (inc VAT) per property
Dependant on the number of bedrooms and size of property includes deposit registration

  • 1 bedroom £50.00 (inc VAT)
  • 2 bedrooms £66.66 (inc VAT)
  • 3 bedrooms £83.33 (inc VAT)
  • 4 bedrooms £100.00 (inc VAT)

Renewal Fee – £60.00 (inc VAT) per property (landlords share)
Contract negotiation, amending and updating terms, rent reviews and arranging a futher tenancy agreement

Check Out fee – £75.00 (inc VAT) per property (landlords share)
Attending the property to undertake an updated Schedule of Conditon based on the original inventory and negotiating the repayment of the deposit(s) including instructing any check out maintenance

Landlords – Tenant Find

Tenant Find – 50% (inc VAT)

  • Advertising the property on our website and all other major property portals, and erection of board
  • Referencing of the tenant(s) (identity, financial credit checks, obtaining references from current or previous landlords and employers and other information to assess affordability)
  • Contract negotiation and arranging the Tenancy Agreement
  • Collect and remit initial months rent received
  • Provide tenant with method of payment for future rents
  • Deduct any pre-tenancy invoices

Optional fees for tenant find service

Inventory & schedule of condition report – From £50.00 (inc VAT) per property
Dependant on the number of bedroom and size of property includes deposit registration

  • 1 bedroom £50.00 (inc VAT)
  • 2 bedrooms £66.66 (inc VAT)
  • 3 bedrooms £83.33 (inc VAT)
  • 4 bedrooms £100.00 (inc VAT)

Move In fee – £50.00 (inc VAT) per property
Attending the property to go through the Inventory and Schedule of Conditon and get this signed by the tenants.
Advise and inform utility companies of changes

Check Out fee – £75.00 (inc VAT) per property (landlords share)
Attending the property to undertake and updated Schedule of Conditon based on the original invenory and negotiating the repayment of the deposit(s)

Video Tours – £25.00 (inc VAT)
EPC – £60.00 (inc VAT)
Floorplan – £50.00 (inc VAT)

Student Fees:

Student Application Fee – Per Student £100.00
Holding Fee Equivalent to First Months Rent
Student Deposit – £400.00
Check Out Fee – Per Property £90.00
